Reno Ranks Last in 2012 Real Estate Recovery Opinion Survey

The city of Reno ranked last among real estate agents across the country as a city least likely to recover from the current housing crisis anytime soon. If you have been following what has been happening with Northern  Nevada's economy over the last several years, this survey should not surprise you.

Shadow Inventory

Reno has one of the highest unemployment rates across the nation, and, as recently reported in the RGJ a few weeks back, Reno has very amount High Shadow Inventory.

Shadow inventory refers to real estate properties that are either in foreclosure or homes that are being sold as short sale properties and have not yet sold. Shadow inventory creates uncertainty about the best time for a home owners to sell. People are afraid new listings might cause prices of homes to decline even further so they hold off putting their homes on the market. Lenders will also hold onto forclosed properties for fear of prices dropping. 

Real Estate Survey

So who participated in this survey? The largest real estate social network ActiveRain Corp surveyed nearly 2000 real estate agents and real estate brokers in the US and Canada to try to decide and understand if the national and local real estate market and economy are poised for recovery this year. Real Estate Recovery or not? 2012 Predictions by the Pro's Infographic

The article shows statistics that American real estate agents expect the US real estate market to be largely flat from 2011 to 2012.  Real estate agents predict that real estate values will be flat from 2011 to 2012, signaling a bottom to the real estate market or the end of the real estate bubble.  Given historically low interest rates as well as a bottoming of real estate values, real estate agents expect that the number of real estate transactions and new construction starts will increase slightly in 2012.   

They believe real estate to be local so the amount of time to recover will very from city to city. As I mentioned above, Reno may not see these improvements because of our high  unemployment rate and the  high amount of shadow inventory properties we have. 

A few other cities that rank about Reno are New York City, Chicago, San Diego and Sacramento. All cities that had huge decreases in home values over the last several years. The top cities who are expect to recover this year are Austin, Boise, Naples, Dallas and Denver. The HARP Deal

Each new mortage program geared toward helping home owners almost always appear to be wonderful and even encouraging to those struggling or who are underwater at first. But the problems with these programs are all the same, the only help a handful of home owners. The majority of trouble mortgages do not fall under their guidelines.

We are finally getting more specifics regarding The HARP Deal, the most recent version of the Fannie Mae and Freddie Mac refinance program.  Fannie's version of The HARP Deal is called the DU Refi Plus.  Freddie's version of The HARP Deal is called LP Open Access.

Here are some of the details:

INELIGIBLE LOANS FOR THE HARP DEAL:

  • any loan currently in default
  • existing loan delivered to Fannie or Freddie on or after 6/01/2009
  • government loans
  • reverse mortgages
  • not a 1st lien

MAXIMUM LTV AND LOAN AMOUNT FOR THE HARP DEAL:

  • LTV and CLTV is unlimited for all Occupancies and all Property Types
  • Loan amounts are Conforming and High Balance Conforming
  • Loan purpose is Rate and Term Refinance only; loan amount can include pre-paids and closing costs

ELIGIBLE OCCUPANCY AND PROPERTY TYPE FOR THE HARP DEAL:

  • primary residence
  • second home
  • non-owner occupied
  • 1-4 units
  • condos, PUDs, manufactured homes

NUMBER OF FINANCED PROPERTIES FOR THE HARP DEAL:

  • DU - no limit
  • LP - no limit if loan is primary residence, max 4 properties if loan is 2nd home or investment property

NO MINIMUM CREDIT SCORE IS REQUIRED FOR THE HARP DEAL!

MORTGAGE HISTORY FOR THE HARP DEAL:

  • DU  - must be current
  • LP - 0x30 in last 6 months, 1x30 OK in last 7-12 months

Ten things to remove before listing...

Lindsey Hasford wrote this fanatic blog to help real estate agents prepare their clients for the sale of their home. They are so simple, easy ways that won't cost your home owners a dime. 

Preparing your home before you list it for sale is so important, first impressions are lasting impressions and having your home in tip top shape so your listing agent and sell it is key in getting the results you want!!

Everyone has heard rumors of de-cluttering when it's time to sell your home. But, what does that really mean?  Before going hog wild and moving out... here's a few of the most important things to consider removing before you list your home for sale.

10. Personal photos. I don't always recommend removing photos of the 'family' but if you have hallways filled with photos or photos on every end table it is probably necessary. Buyers really DO get distracted by them. They will take them all in as they walk down the hall. Not only do they take away from the home, but it's really disturbing when a buyer is excited to 'know' the sellers. And, the buyers do look at them.home

9. Bills and personal papers. I understand that you cannot remove these document from the home all together, but please take the time to organize them, box them up and put them out of sight. If you have bills laying out on the counter or kitchen table it's like an invitation for the buyers to 'peek' at them. Believe me - I discourage it - but it still happens. And as a seller you just don't want to leave the temptation behind.

8. Money. I would love to say that every buyer (and Realtor) going through every home is honest, but I really don't want to test those waters. If you have cash, cash boxes or coin jars sitting out in the open... put them away. It's just better for everyone if it's out of sight. As Realtors we do what we can to protect your home, but your help makes a difference!

7. Valuables. Jewelry, watches, valuable antiques.... anything that might be worth a bit of money that you wouldn't want to lose. Out of sight, out of mind. If buyers don't know they are there they won't think about it. I can't tell you how many homes I've been in where the jewelry is left on the dresser.... somehow it's uncomfortable. At least put it away.

6. Guns and ammo. I don't care if they are in a case or out laying around or under a bed. It's better if you just plain old remove them from the home prior to listing. For some reason they make buyers (in my experience) feel really insecure.

5. Shoes! If you have a pile of shoes at the door... ask yourself why. A pile of shoes gives a buyer two impressions. The first? That there isn't enough storage in your home. 2. That there are too many people living in the home. So, in order to avoid wondering on the part of the buyer... just put them away.

4. Medicine. Take it out. Don't store it on the counter. Don't store it in the cabinet. Don't store it in the bathroom. Remove it. There have been many complaints over the years of potential buyers 'stealing' the medicine out of the cabinets. I have never had it happen on my time clock, but to avoid any trouble it's best to simply remove it.

3. All things on your kitchen counter. Everything? Really? Yup. The cleaner you can leave the counter, the more buyers dream of being in there. Have you ever been in a cluttered kitchen? Does it feel inviting? How about a cleaned up kitchen? Does it make you wanna spend time there? Also, if you store things on the counter it gives the appearance that you do not have enough storage space.

2. No more junk drawers. Seriously. Clean 'em out. There is nothing more tacky than a potential buyer opening the cupboards and drawers and having things sticking out everywhere. Box up all the notes, pens, tacks, and odds and ends and put them away. Chances are you don't dig in the drawer often anyways.

1. Nothing but magnets.... and maybe not even that. Take a photo of your fridge, take everything off, wash the front (and side), and take another photo. It is really refreshing to walk into a home that has a clean fridge. The kids pictures are beautiful (believe me... my fridge is covered in them) but buyer's can't imagine their own children's drawing on there if it is covered with yours. And, the magnets... If they aren't decorative (and even then) they are generally more of a distraction to the room than a help. Consider it.

Reed High School Solar Panel Parking Lot Ribbon Cutting

The Washoe County School District, in collaboration with Northern Nevada's Hamilton Solar Company, recently installed a collective 1.5 megawatt solar power system at Reed High School and North Valleys High School. The system is designed as  covered parking car ports for student parking at each high school.  The estimated cost for the Reed project was $7 million.

With no "Out-of-pocket" expenditures for the School District, the solar installation was entirely funded by rebates through NV Energ's Generation Program. The savings in electric costs from the two systems is estimated at $270,000 annually. The savings will go into the Washoe County School fund and should go back to the school for teachers, textbooks, supplies, etc.

The public is invited and welcomed to join the Washoc County School District, the City of Sparks  Mayor Geno Martini and a few other elected representatives to commemorate the project tomorrow, February 2, 2012, from 3:00 pm to 4:00 p.m. outside Reed High School.

Top 10 Things to do To ENJOY Your Time Off

You can live in any area and still follow and/or appreciate this article written by Joni Staples, Better Homes & Gardens Real Estate in Riverside, TX.

It is said that taking time away from work will help your mental state and increase productivity when you get back (Not sure where that info came from) but being able to let go if of your responsibilities once you are on a vacation is  much harder to do than you might think.

Recognize that just because you are enjoying time off, does not mean that you are abandoning your responsibilities.  If an emergency comes up, you can still take care of it -- or better yet -- delegate it to someone who can. Even doctors take time off. They have a trusted colleague who is on call for them.




9. Prepare for your time off by tying up all loose ends and leaving detailed information for your trusted colleague who will be taking care of things for you while you are away.

They will be excited for you once you show them how you have tied up all of the lose ends, and provided them with the same detailed list of information that you have given the trusted colleague.  This shows them how important they are to you and assures them that your colleague is prepared to help them at any given time.
 


7. Inform friends, family, and clients to contact your trusted colleague in case of emergency. Assure them that your trusted colleague is the FASTEST way to contact you in case of an emergency.

Know the difference between an emergency and a concern.  The scheduled closing for today is not going to close because you, the listing agent who is in North Carolina on vacation, did not sign the last page of the sales contract.  THAT is an emergency! Docusign it to me and I can sign it on my cell phone!  




5. Schedule “needs and wants” for when you return. Just because your seller has changed the color of the hand towel in the half bath, DOES NOT MEAN that you have to leave the spa in the middle of your massage to go and take a new picture of the “remodeled” half bath. WHY were you answering your phone during the massage in the first place?! Hello!!

People may wonder why you can not manage your time well enough to take even a day off. If you can’t manage your own time, how will you manage the time it will take to find someone a home or to get one sold? OR BOTH! (Oh my!)   
 


3. If you will be away for multiple days and will only be checking emails from your trusted colleague, set up an auto response for your email account(s) explaining that you will be away from email until a specific date and that, if it is an emergency, the fastest way to contact you would be to call (you guessed it) your trusted  colleague.
 


Genesis 2:32.  Get off of the pedestal. Recognize that you are not more important than, attorneys, bakers,  CPA’s, dishwashers, ditch diggers, doctors, firefighters, golf pros, nurses, pilots, police officers, professors, WalMart greeters, xylophone players, zoo keepers, or any other person. Every profession allows for time off.
