Information About The New Home Buyer Tax Credits

If you are a first time home buyer today you may already know about the $8000 first time homebuyers tax credit.

 The tax credit has been extended. The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.

Here are a few facts about $8000 tax credit:

~It is for homebuyers who have not owned a primary home in the last three years

~The tax credit is equal to 10% of the sales price up to a maximum of $8000

~The tax credit applies to homes priced @ less than $800,000

~Single tax payers income limit is $75,000 and married $150,00 if filing jointly

~You claim your credit on your federal income tax return. Specifically, home buyers should complete IRS Form 5405 to determine their tax credit amount.

The Worker, Home ownership, and Business Assistance Act of 2009 has established a tax credit of up to $6,500 for qualified move-up/repeat home buyers (existing home owners) purchasing a principal residence after November 6, 2009 and on or before April 30, 2010 (or purchased by June 30, 2010 with a binding sales contract signed by April 30, 2010).

Here are a few facts about the $6500 Move Up/Move Down Tax Credit:

~ All buyers who are repeat homes buyers or wish to move from their current residence are all eligible to claim the $6500 tax credit.

~To qualify for the tax credit you need to have owned and resided in the same home for at least five consecutive years of the eight years prior to the purchase date.

~The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $6,500.

~The tax credit applies to homes priced at less than $800,000.

~The tax credit does not have to be prepaid

~The income limit for single taxpayers is $125,000; the limit is $225,000 for married taxpayers filing a joint return.

Northern Nevada Neighborhood Stabilzation Program

Northern Nevada Neighborhood Stabilization Program!

The Reno Housing Authority  (RHA) has begun spending $4.7 million  to help stabilize a few Northern Nevada neighborhoods. The neighborhood stabilization program (NSP) was set up by the government with the intent to buy foreclosed homes in some very distressed areas to  fix  them up and sell them. The $4.7 million is part of a NSP grant that was awarded to Northern Nevada earlier this year.

Neighborhoods that have an abudndance of foreclosed homes will see home prices continue to decrease and the area will continue to deteriorate. This program is designed to  slow  this trend and stabilize the neighborhood.

By buying foreclosed homes, the RHA  plans fix them up and re-sale them at market value and keep the  homes values up, or at least stabilize prices so they do not continue to drop. Home owners who currently live in these areas should feel a sigh of relief, even if it is a small one, that there is something being done to help rebuild their neighborhood.

The Reno Housing Authority plans to buy 44 homes with grant money it received from the government. The neighborhoods that have been hit the hardest with foreclosures will receive assistance first. The RHA will purchase and sell these homes to qualified buyers. You must fill out an application to purchase one of these homes.

The three areas in Washoe County that the RHA plans to assist by purchasing foreclosures are:

      ~ Stead, the portion between Interstate 395 and Lear Blvd. Click here for map.

      ~ Sun Valley, unincorporated area of Washoe County. Click here for map.

      ~ East Sparks, the portion by Sparks Blvd. to the East, Queen Way to the North, and the city boundaries on the west and south. Click here for map.

 Homes offered under the Neighborhood Stabilization Program will be offered for sale on a first come, first serve basis to home buyers who meet the qualification and who have completed an application to purchase. So Why The Clock AND Is It The Right Time? Which clock should be used?

The following post will probably have you scratching your head and wondering when the correct close of escrow  date should be if you are considering using the First Time Home Buyers $8000 Tax Credit by the end of this year.

So Why The Clock AND Is It The Right Time?  Which clock should be used?

I have been using this clock, below, for some time now on my weekly market updates to draw attention to how much time is left until the $8,000 Tax Credit expires.

And to the best of my knowledge, right now, the Tax credit is set to expire at the stroke of midnight on November 30, 2009.

So here is my dilemma…..On Friday I was talking with a friend and managing broker from another company.  Yes we can have friends that work in other companies, but I digress.  He brings up a very interesting point and one that we need to look at when presenting this topic to our eligible homebuyers.  That is:

  1. November 30, 2009 is a Monday
  2. November 29, 2009 is Sunday
  3. November 28, 2009 is Saturday
  4. November 27, 2009 is the day after you guessed it
  5. November 26, 2009 which is a Thursday and a HOLIDAY (THANKSGIVING)

Does anyone see a possible problem here?  Or is it just me?

    • Are we considering the possibilities of potential problems with funding, to where the property has closed by the prescribed time?
    • Title companies/Attorneys can handle just so many closes in a day even if they have extra closers on hand to handle the rush and where will they come from?
    • Banks are still going to close at 5pm, maybe 6pm in some areas!
    • What about getting the wire transfer of funds in time to close before 5pm, maybe 6pm in some areas?
    • What happens if there is a change to the settlement statement that will affect the APR at the last minute?  Remember the RESPA changes that have taken effect just recently.
    • And the list could go on and on.

So should we be looking at, at the latest unless it is an all cash deal, closing on Friday November 20, 2009?  Just so we will have a little bit of a cushion in the event of a problem!

That being the case, if we figure 45 days to close on a home then this is what the clock would look like to have an accepted contract as opposed to the one above.
