New Las Vegas Waterpark!! Is The Rhodes Ranch Area The Top Secret Location?

A Las Vegas Water Park:  Well, well, well this is what I get for throwing away those lil zoning change postcards & not paying attention to the news (saw the news van there about two weeks ago.)  Signs #1 & #2.  A couple of days ago I thought we were having an earthquake and it makes sense as land has been broken.  Sign #3.

It also appears that there is a new Las Vegas Water Park being built.

 A Las Vegas appraiser, Phil Dwyer, told me about it this morning.  SO I go and google it.  I came up with this news video (embed code won't work on AR but it matches my scenery, LOL).

I went outside and lo and behold - there are trucks and humans in the desert and the earth has been moved! I have mixed feelings about this Las Vegas Water Park as more idjits will be plowing down Fort Apache over the posted speed limit (35 mph).  

HOWEVER it will be kind of cool to have some resuscitation via Water Park & anticipated demand from crowds to this VERY depressed & dying commercial area of Southwest Las Vegas (not Henderson as rumors float around!) So the area is somewhere between Maule & Warm Springs west of Fort Apache.  I went out on my balcony and caught a glimpse of where this new possible Las Vegas Water Park may be.  There were humans & trucks out in the desert:

This potential area for the Las Vegas Waterpark is also Northwest of Rhodes Ranch, North of Huntington Village (around the mountain), West of Sierra Madre at Rhodes Ranch and Immediately South of Faiss Middle School.  The name is top secret also but I found this site that makes you say HMMMMMMMMM.  

Supposed opening will be by Memorial Day 2012 - gulp - that's a LOT of construction activity.

I have mixed feelings because this is LITERALLY in my back yard and I will miss the serenity of viewing the desert and hot air balloon launches on weekends.  Yet, Southwest Las Vegas needs the traffic to revive the floundering commercial activity.  I guess I will take one for the team, just give me some traffic lights around here por favor! :)

Other amenities that are nearby this area:  Southern Hills Hospital, St Rose Hospital, Red Ridge Park, Some Local Gaming, A Proposed Station Casino, Red Ridge Park & 215 Freeway.  If this area and potential growth excite you, click here to search homes for sale in the Rhodes Ranch Area!

What is My Home Worth? (online property value calculator or human eyeballs & brain?)

Online home value calculators are a very popular way to get a quick and easy home value estimate in the privacy of your own home without waiting.  HOWEVER I have found these online property value calculators wrong more often than not – especially if your home sports some unique characteristics that could enhance your home’s property value.

Some of the unique items in Las Vegas homes that may enhance and bring up the home valueWhat is my home worth? may include:

  • Large Lot Size
  • Pool or Spa
  • Upgrades
  • Guard Gated Community
  • Golf Frontage
  • Lake Frontage

These online home value calculators sometimes adjust the property value correctly for the unique characteristic but not most of the time.

For example, there is a property listed in SW Las Vegas on a SUPER large lot.  The listing price is $175K.   Zillow estimates $146000 & Corelogic estimates $198K.  That’s a pretty HUGE difference.  If the seller were to list it at Zillow’s price, they could be leaving money on the table.  If the seller were to list it at Corelogic’s price, they could be sitting on an aging & stagnating listing in a declining market.

When I use my own house as an example, Zillow estimates $206k & Corelogic estimates $200K.  When you put the pen to the paper and add the amenities on (pool, condition, balcony, views) then it shoots up to $220K.  If I was listing my home and if I relied on those, I could be leaving a significant chunk of change behind!

If you need to find out what your home is worth an appraisal is definitely worth the couple hundred dollars you may pay for it if it means netting tens of thousands more or an aging listing in a declining market (which can also leave money on the table if not priced right the first time around!)
