I was worried when I first listed this property. There were 17 other similar homes listed for sale in the neighborhood. Some are pending and some are active. So I counseled my client that getting the home sold in a timely manner could be difficult and we might have to reduce the price of the home to keep up with the pricing of the other properties.

I had no idea how wrong I was. This home received 8 showings and 3 offers within 48 hours of being listed in the MLS. One buyer even wrote an offer prior to seeing the home. She said she had been waiting for a model like this one to come on the market and did not want to miss out a chance to purchase it by waiting until she had time to see it.

So what makes this home so special?

The homeowner took excellent care of the property. The backyard was fully landscaped and a redwood deck was built just off the back of the home. The interior was painted, kept clean and well maintained. Is this what sold the house?

This home is a two story home with three bedrooms and two and a half baths. All three bedrooms are upstairs with a loft area that is great for watching TV, playing games, working in the computer. It has great views of the mountains with a large backyard and redwood deck. Is it the floorplan that sold the house?

The asking price of 9195 Red Baron is $134,000.  It is not to low or to high for this neighborhood that sits in the area of Stead, just north of Reno, Nevada. Is that what sold this property, location? or price?

Could it be that home prices are finally at a level where people can afford to buy. Are buyers starting to believe it is a safe time to buy with interest rates low and home prices low? Could it be we have hit the "bottom" of the housing market crisis?

9195 Red Baron Drive is now under contract. The home was built in 2006 and is selling in the low $100,000's. It is a beautiful home. Why was I so worried it would sit  on the market and not sell?

In my opinion, The 3 factors you had that went into your success at marketing and selling this home were all right on.  Location, condition and price.

Even if the condition and the location are perfect, it will not sell unless it is priced correctly.... so congratulations on getting the job done.

WooHoo. That is great news. We had a very similar home listed some time back and also cautioned the sellers that it may be a while as there were many other similar homes in the neighborhood for sale. And BAM we got an offer from the 1st Open House (buyer had an agent). I thought the price was good, but the condition was suberb, immacculate. I guess put those two together and magic happens. ~Rita

Terrie - I am convinced that for the time being the market is turning. I say time being because I am still unsure as to how the glut of foreclosures is going to impact us. I will tell you that a great listing priced right will sell sell sell with multiple offers in this market, and your sweet spot of under $150,000 was it. We're seeing anything under $150,000 gets multiple offers and sells overnight. Anything over $250,000 is just sitting there.

Christianne ~ I am wondering what will happen to the current homes listed will be affected when the foreclosures hit the market. It is like the calm before the storm right now. But you are right, anything under $200,000 is selling and anything above that is just sitting.
