Here are a few market statistics for Sparks, Nevada, during August 2009/2010:
Single family homes sold in August 2010:
Sold= 149 
Median List Price = $163,500
Median Sold Price = $159,000
Days on the Market = 111 days
Let's compare these numbers to last year the same time:
The following numbers are for single family homes sold in August 2009:
Sold = 141
Median List Price = $173,000
Median Sold Price = $170,000
Day on the market = 81
Home prices in Sparks, Nevada have only seen a decrease of 6.47% from last year this time. With this low decrease, I feel this is a good sign that the home values in Sparks, Nevada may have approached the bottom of the market.
There were still a good amount of distressed properties sold in Sparks during August. At least 89 of the 149 homes sold were sold with special conditions. 35 were bank owned properties and 54 were short sale properties. During this same month last year, there were 99 single family homes sold as distressed properties.
At least 59% of all single family homes sold in August this year had special conditions. The housing market in Sparks, Nevada appears to be stabilizing but the number of homes being sold with specials conditions tells us we are still in a volatile situation, one that continually changes from month to month.
