Congratulations to one of my recent Reno home buyers on his closing of this charming home located near the University of Nevada Reno. Built in 1935, this home has three bedrooms, one full bathroom, formal dining room, family room, spacious kitchen and large basement. Brick exterior,  hardwood floors, wood burning fireplace, arched doorways are just a few of the features have helped keep this home so charming.

Here are a few additional reasons why this home sits in a area of Reno that attracts so many home buyers:

1) Near the University of Nevada Reno ~ walk to class! This makes this property great for investors, easy to rent to students and faculty. You will also be able to walk to all the UNR football, basketball, volleyball and baseball games. No need to worry about parking or the additional fees that go along with parking at college events.

2) Location ~ Besides being close to the University, this location is near the core of downtown Reno, the Lawler Events Center, the Aces Baseball Stadium, the Bowling Center, the City Center, the Truckee River. Location is often a  key element when buying in this established area of Reno.

3) Established neighborhood ~ This area of Reno has many brick, single family homes that were built in the early to mid 1900's. They are small but have so many unique features that you won't find in newer subdivision neighborhoods. An example of a rare feature is a  basement ~ most of these homes have finished and unfinished basements ~ newer construction homes in Northern Nevada do not.

4) Character ~ Most home buyers who are looking in this Reno neighborhood are looking for a home with character. Character in a home are things that are unique about the home. Things that add to its presence like a brick exterior or maybe a covered front porch, or an old wooden front door add character to a home. Unusual traits or  things that are unique and distinct  can add character to a home.  Most subdivisions cannot reproduce the specific character of a home from a certain era. Newer homes are often made from templates that are created to appeal to modern home buyers. This is why older homes appeal to some while newer homes appeal to others.

5) Diversity ~ Often times you will find a mix of older,  younger, families, retirees and renters living in an older neighborhood. Newer neighborhoods tend to be more homogeneous and offer particular elements to meet your needs. Established neighborhoods like this are often harder to define.

6) Mature Landscaping ~ Lush landscaping with trees that seem to reach the sky and line the streets appeal to many home buyers. Newer developments offer minimal landscaping while this Reno neighborhood has trees that are over 100 years old. The nearby parks are fully shaded and the change of seasons is noticed in every backyard.

Buying a home is not only based on location but is also a decision of  ones own needs and personal preferences. Buyers should weigh out all information that they think is to them  important when it comes to buying a home in an older or neighborhood.  Knowing your wants and needs will help you with your home buying process.

My recent home buyer loves older homes. He loves the brick around the outside of the home and the brick around the fireplace. He loves the semi finished basement where the laundry area is located. Terrie, this is a really nice looking home and the exterior brick work makes it pretty indestructible for student rentals I would guess.

Thanks Steve ~ You are funny! Yes, the brickwork can stand the test of student life! The inside....another story, right. This one was in good shape and had been a rental but I am sure there are a few that might need major overhauls.

Nice looking house, I love older houses also. It's always neat to see a house still standing that was built by guys that came to work with a square, a handsaw and a hammer. With that central chimney it looks like it had oil. That is becoming a thing of the past.

Robert ~ The oil furnace has been replaced with a gas furnace. I'm sure the fireplace helps keep the heating costs low as well.
