Pre-Listing Home Inspections

What is a Pre-Listing Home Inspection?

No matter what type of real estate market you are in, a home in good condition can command a better price than one in need of extensive repairs or system upgrades.

If you are in the process of putting your home on the market your Realtor may recommend getting a Pre-Listing Home Inspection. The home inspector can identify issues that you, the seller, may choose to address before your home actually hits the market.

The home inspector might recommend upgrading your electrical box, putting a new vapor barrier under your house, or having your attic's insulation updated. Making the investment to improve the home's condition can be well worth the upfront investment before you are ready to start reviewing any and all offers.

The information from the pre-listing inspection provides the sellers with an opportunity to make repairs, updates, or replacements that are needed. By addressing these issues before the home goes on the market, sellers can list their homes with greater knowledge of its condition and potentially ask for a higher price. Having well-informed sellers and buyers works to everyone's advantage.

I agree with the concept of a pre-listing Home Inspection, ... especially, if the homeowner has the financial where-with-all to correct those deficiencies to bring it up to proper conditions.

Hi Terrie for many years we've done pre-listing home inspections and they've paid off in spades for our sellers.  Knowing in advance of any major issues that can be repaired/replaced before on market gives the seller peace of mind knowing that not much will be found when the buyers does their inspection and most likley very little chance of the transaction falling apart.

In our hot market, probably not as critical as there are multiple offers and buyers who desperatly want to buy.
