Reno Homeowners ~ Brighten Up To Help Sell Your Home

According to NBC's Today Show Real Estate Expert Barbara Corcoran, if homeowners brighten up their home with vibrant accent pieces such as pillows and throw rugs, they could potentially attract new buyers to the home.

Although I do not always agree with some of the advice Barbara Corcoran offers Today Show viewers, I do think she is right on when it comes to making a few changes to your homes decor to help it show better.

In the video below, Barbara offer's some really great advice on ways home sellers could brighten up their living spaces. If you are having trouble getting an offer on your home you may want to consider taking down curtains, adding bright pillows to your bed or changing out any dark throw rugs and replace them with vibrant colors.

LinkedIn and Google ~ Please Find Me!

Did you know that Google “likes” LinkedIn and favors it in the search engines? Knowing that is nothing new to many of us. What many don’t know is that we can have a custom URL on LinkedIn. So what does that mean? And why is that important?

LinkedIn assigns us a URL with a bunch of numbers when we join, and it is just not pretty and doesn't help us to be found. You can optimize your URL on LinkedIn by just changing it. Super simple and it looks more professional to those that see it. The best part is that Google Likes it! I know that when there is a simple task that helps me with Google, I want to make sure that I’m using it for any added Google Juice!

So … how is it done?

~ Go to Your “Public Profile Page” on your LinkedIn Page

~ Scroll down to “Public Profile” section and then

~ Click “Edit” Next to the URL ... choose a new one. I just chose my name as that makes the most sense.

Super Easy and now Google and LinkedIn sees me in a new way, making my name come up easier on the Google Searches… and isn’t that the goal?

Don’t forget that an “up to date” profile is super important. Info and photo needs to be current.

This is good advice for any of the links we have.

Last but not least, check your buttons for the social media on your signatures once in a while. Sometimes they just stop working. I have found a few out there that just don't work.

Today is one day closer to being found on the internet.

Cash REMAINS KING in the Las Vegas Area Real Estate Market!!! It is important for every buyer in the Las Vegas Area Real Estate Market to understand who their buyer competition is in this currently competitive seller's market LV is enjoying! It is important to understand how a seller looks at each financing type:

Cash Offers: Generally have less contingencies and quicker close times. A cash offer may be accepted even if it is lower than a financed offer.

Conventional Financing: Less strict with lender required repairs but larger down payments and more strict credit guidelines.

FHA/VA Financing: Requires more scrutiny with lender required repairs via appraisal. In general these take longer to underwrite and close so a cash or conventional offer looks more enticing to the seller. FHA Requires the deed to be seasoned for several months so some flips bought at trustee's sales are generally out as options when competing with multiple offers!

Other: Less common and creative financing types such as Lease Options, OWC (Owner Will Carry), etc. The "other" category INCLUDES auction terms!!

Local High School Student a finalist in National Art Contest

A Reed High School student is currently competing for $30,000 in cash prices as part of the "Art of Dairy" contest.

The seventh annual Lucerne "The Art Of Dairy" contest is now underway! By voting you could help make this local student's cow design "Legen-Dairy!"

The theme for this years contest was Red, White & Moo! Student artists from across the country were challenged to illustrate what American ingenuity means to them by incorporating Lucerne Dairy produces into their Artwork. Anne Mueller is a Junior at Reed High School in Sparks, NV. and designed her cow with great American Heroes in mind.

Thousands of entries were sent to Lucerne where nine finalists were chosen. Each student artist had to transfer his or her artwork onto a life-sized fiberglass cow. They are competing for the contests grand price of $20,000 that will be given to the schools art department, plus $5,000 each for the student and art teacher.

You could help Anne will the grand prize by voting right now. Voting takes place now until May, 15, 2012. Vote as many times as you like and then tell all of your friends to vote as well!

Winners will be announced May 31, 2012.

Using Social Media While Avoiding the Pitfalls

If you or your children, your friends or anyone you know for that matter, is using social media, Myrl Jeffcoat wrote the post below to help remind us all that being careful is key to keeping our identities and our children safe while exploring social media.

There is something that sometimes gives me concern. It often happens while I'm visiting Facebook pages of some of my young family members. It is astonishing how relaxed they can sometimes be, with the amount of information they are willing to dish out and post, while using social media.

Granted, we are given the option of choosing our friends on Facebook. And we have some control over which entities have access to our more personal aspects in cyber space.

However, things can change among friends, and we don't always know well some of those folks we accept as "friends.”

Awhile back I was startled when I found one of my grandkid's full birthdate, and place of birth on his profile page. I immediately emailed, to warn him of potential dangers lurking.

Here are some things you should consider if you are using social media including Facebook, Twitter, etc.,

(1) It's probably ok, to provide the month and day you were born. However, providing the year you were born gives identity thieves a piece of key information for stealing your financial life. Couple that with the knowledge of your place of birth, and sometimes identity thieves can predict some of the numbers in your Social Security number, if not most or all.

(2) Be wary of providing your home address. Several months ago, Ponemon Institute conducted a study, which found that Social Media users were at risk of identity theft because of information they were providing on their social sites. Others were actually putting themselves at physical risk. The study found that most contacts that had been accepted as "friends" were actually just acquaintances or people they knew - some only slightly.

(3) If you want to talk or brag about your vacation or trips, wait until you return home. Telling the world that you're going to be gone for 2 weeks cruising the Bahamas, or wherever, is telling thieves, "Come rob me."

(4) Passwords are another area that needs serious consideration. If you use the same password for just about every on-line activity you perform, you are at risk. If you are using your mother's maiden name, or other predictable criteria, you're making it easy for crooks to guess your passwords.

(5) And, suggesting that passwords have 8 characters including a capital, doesn't mean you should choose, "sneezy - sleepy - dopey - doc - happy - bashful - grumpy - and sacramento" either. Only we blondes are allowed to do that:-)

(6) One of the more important things to consider is what you decide to put out in cyberland, has the potential of being looked at by future or current employers, school admissions people, and other entities that may not think it is funny, that you love to party down and get drunk every weekend, or recreationally smoke the "funny stuff."

If you use a few good sense precautions, you ought to remain reasonably safe, while exploiting the wonderful possibilities available through social networking. The key is to remain cautious and to use care.

If you live in Northern Nevada and are looking for some Easter fun, here is a list of a few of the areas Easter Egg Hunts:

Saturday, April 7^th:

9:30am-noon

Sparks Nazarene Church is holding an Easter Egg Hunt at Oppio Park by Sparks Middle School at 2355 18^th Street. There will be games, giant inflatables, refreshments and prizes. There will also be a drawing for a boy's and girl's bike with helmets. For more information, call 358-4066

Saturday, 10am:

Garden Shop Nursery is holding its second annual Easter Egg Hunt at 3636 Mayberry Drive in Reno. The Easter Bunny will arrive by fire truck at 9:30am. The first hunt starts at 10am. For kids up to 12 years old. The event will go on, rain or shine.

10am:

Sigma Phi Epsilon Fraternity will pair up with Children's Cabinet for their second annual Easter egg hunt at the Hilliard Plaza at the University of Nevada campus. Admission is free.

11am:

The Bridge Church is holding a free Community Easter Egg Dash at Idlewild Park, 1805 Idlewild Park in Reno. For kids preschool through 6^th grade. There will be games, prizes, bounce houses, candy and the Easter Bunny will also make an appearance. The Bridge Church will also hold a non-perishable food drive during the Dash. Food collected will be distributed to needy families in the community.

11am - 4pm:

The Terry Lee Wells Nevada Discovery Museum is holding a traditional egg decorating lab for families free with regular admission. The museum is located at 490 south Center Street in downtown Reno.

Noon:

The Verdi Volunteer Fire Department is holding an Easter Egg Hunt at the Verdi Elementary School at 250 Bridge Street.

12:30pm:

Easter Egg Hunt scheduled in conjunction with Wolf Pack-San Jose State softball game at Hixson Park. Prices are $8 for adults and $5 for children and seniors. Pup Club members are free.

3pm-5pm:

Scheels is holding an Easter Egg Scavenger Hunt at its Sparks location at the Legends at Sparks Marina. Ages 4-12 are encouraged to participate. No registration is required. Meet at the Scavenger Hunt Headquarters at 1200 Scheels Drive.

Sunday, April 8^th:

9am:

Squaw Valley USA is holding its annual on-mountain Easter Egg hunt at the moment the lifts open on Easter Sunday. One person will find a golden egg, containing a 2012-2013 Adult Bronze season pass. Clues will be provided throughout the day on Twitter, the Squaw Valley smartphone app and Facebook.

10am – 4pm:

People can have their picture taken with the Easter Bunny in the Big Chair in The Village at Squaw with KT-22 in the background. The Big Chair will be set up in the Village Events Plaza next to Rocker@Squaw

Noon:

The Pleasant Valley Volunteer Fire Department is holding its annual family Easter Egg Hunt at the Washoe Lake State Park located at 4855 East Lake Blvd. Food and prizes.

Noon:

Mt. Rose Ski Tahoe is holding an Easter Egg hunt at its Main Lodge. Brunch will be offered from 8am-2pm at Winters Creek Lodge. $11.95 for adults and $8.95 for kids. Unlimited pass holders: $9.95 for adults and $6.75 for kids.

12:10pm-

The Reno Aces is holding an Easter Egg Hunt on the ballpark field for fans 12 and younger. Gates will open at the regular time, 12:05pm. (Aces play the Colorado Sky Sox at 1:05pm.) It's also Renown Children's Hospital Family Funday featuring baseball bingo. Cards can be picked up behind Section 105. Single game tickets start at $6. Ticket office: 775-334-7000.

1pm – 4pm

Why I Won't Sugarcoat Las Vegas Real Estate to Earn Your Buyer Business!

So a potential buyer said to me recently “why are you discouraging me?” I was not trying to discourage them but rather give them information about the market to make sure they are “in it to win it” & give them the information they need to make sure they have the patience to stick through this rather sticky process.

Once upon a time, long ago in a land far far away, buyers had a dream to buy a home. They had their dream home in mind:

I could set them up on an MLS email campaign to receive all new listings
I could show them about 10 homes
They would pick out one
We would write an offer
Hear back the next day (sometimes the SAME day)
We may have had to negotiate a bit
We could get an accepted contract quickly
They would apply for financing (financing used to be so easy that ham sandwiches could get financed so we never had to worry about it.)
We would have a home inspection and if any problems were found, the seller would probably fix them.
The appraisal always seemed to be “spot on”
We could close in 30 – and in some cases – less than thirty days!
THIS with typically NO MONEY DOWN!

It was easy cheesy peasy. Unfortunately things aren’t so easy anymore.

Everyone wants a deal with Las Vegas real estate. Everyone wants the deal to be nice and easy and smooth.

Unfortunately if you are one of those “everyones” who wants a deal – you have to pay your dues – especially if you are financed!

I can’t begin to tell you HOW MANY buyers I have had walk through my virtual door because their agent did NOT explain the short sale process and they got stuck in a short sale escrow – somehow. I cannot begin to tell you how stressed out those buyers were from wading through the “unknown”.

I will not sugar coat any perspective buyer to lead them to believe that the process is so simple.

The reason why it isn’t easy to get financing is because everyone – EVERYONE – is a default risk. Even the tightest most qualified buyers. You have to be special to buy a home these days with either cash or financing.

Our Las Vegas sellable real estate inventory is VERY low.
Buyers may have to make multiple offers or settle for a long shot short saleto close.
It can take weeks for sellers to sign a contract and execute it for the escrow process to even begin!
The appraisal can be low or have an abundance of lender required repairs.
The home can be vandalized during escrow.
The home inspection can come up with too many problems for the buyers to live with. Many homes are conveyed as-is right now which doesn’t waive your right to a home inspection.

These are just examples of SOME of the problems that happen from start to finish. I like to set expectations up front because if a buyer whines before we can even get them approved (which is before we look at homes), I may decide to walk away from working with that buyer. Sometimes I can’t even imagine the screaming that will come when we hit REAL problems.

My job is so far from easy these days and keeping a buyer in tune with REALISTIC expectations may make me lose one or two buyers from the onset but may save me some sanity when we are dealing with major problems.

If you want a deal – you will have to earn it.

We've all heard of "buyer's remorse" . . . the second-thoughts buyers sometimes have after they've submitted an offer and it's been accepted.

Sporting Goods Drive In Northern Nevada

I am so excited the Boys & Girls Club here in Northern Nevada is hosting a sporting goods drive this week. Many if us have school aged children involved in youth sports that seem to out grow their sports attire rather quickly and we are left with relatively new, or gently used sports attire wondering what we should do with all of it.

This week we have a place to donate these items and know they will be dispersed to kids who will be happy to have them and who really need them.

The Boys and Girls Club of Truckee Meadows is hosting a sporting goods drive this week.

The Give Back Like Jack Food and Sporting Goods Drive is accepting nonperishable food items and sporting goods from noon to 6 p.m. today through Friday.

Collected food items will be donated to the Food Bank of Northern Nevada. Sporting goods will be distributed to agencies that serve children in transition.

The drive is held at the club’s Donald W. Reynolds Facility, 2680 E. Ninth St. Details: 775-331-3605.

The Washoe County School District estimates there are approximately 1800 children in Northern Nevada who are living in motels, homeless shelters, or at the Kids Cottage.

Homeless Liaisons with the Children in Transition program work closely with the school district to help identify children who are homeless and need assistance. By donating non perishable food items and sporting goods you will be those who really, really need them!!

1) in this area, there is no out-of-pocket cost to the Buyer when using a REALTOR® to help you buy a home. It is customary for the seller to pay their agents commission and the buyers agent commission as well.

2) Buying Power ~ Prior to looking at any homes, your real estate agent will make sure you have already spoken to a lender to find out how much house you can afford. If you do not have a preferred lender, your agent can provide a list of local lenders to interview. Once you have chosen and met with the lender, you will receive a pre-qualification letter with information indicating the type of loan you will be getting and how much you are pre-approved to borrow.

3) Getting to know you ~ The next step in the home buying process is getting to meet your Realtor! This may sound a bit trite but it is just as important as meeting your lender. This is where you tell your new agent what you are looking for in a new home. Things like neighborhood, schools, parks, size of home, bedrooms, garages, backyard area all discussed now. Likes and dislikes are discussed. Time frames, logistics, move out dates are REALTOR® talked about. Your agent will try to find as much information as possible so the home search can begin.

4) Home Resource Center ~ Your real estate agent now becomes your guide to local real estate listings. REALTOR® have many resources to assist you in your home search. Access to the Multiple Listing Service, constant communication with other REALTORS® to find out what homes are coming on the market, who is getting ready to sell, Agent/Broker meetings. The real estate agent you choose should have the inside scoop on active listings in your community.

5) Scheduling Appointments ~ Your agent will preview homes, schedule appoints, talk to the selling agents, find out about current offers, time frames for sellers, why sellers are selling, what are the school zones, bus lines, neighborhood information. All the details can be handled by your buyers agents.

5) Your Dream Home ~ You found the home of your dreams and now you would like to submit an offer. Prior to writing an offer, you agent will do a comparative market analysis on recent home sales in the neighborhood to help you come in with the best price. Once your offer is submitted, your agent will be negotiation price, financing, terms, closing dates, inspections, repair costs, items such as appliances or play structures that you would like stay with the home.

6) Inspections and Closings ~ The purchase agreement will state the time frame for getting inspections performed and close of escrow. Your agent will schedule and attend all inspections and the closing. Making sure there are no title liens, getting HOA documents ordered are all part of the buyers agents job that will help your closing go smoothly.

LA Tech has won a season-high five in row after downing Fresno State 75-70 on Thursday. Seniors Olek Czyz and Dario Hunt will be honored prior to the game.

I just had to re-blog this post! If you don't want to share to the Google world all of the private web browsing you do while you are not working, you it might be a good idea to clear your web browser. Read Mimi's post to understand why!!

I don't want to panic you, BUT . . .

We search on the internet all day, every day, for information. Houses, illnesses, people, events, books . . . you name, we search for it.

But have you ever searched for something on Google that you wouldn't want the WHOLE WIDE WORLD (or the WWW) to know about?

Well, look out. If you have a Google account, Google has changed their Privacy Policy today, and everything that you have ever searched for in a Google search will now be publicly available unless you do something about it.

So if you want to clear out your web history and keep Google from keeping public record of where you search, here are some simple steps to help you out:

Go to your Web History and enter your password if prompted to do so.

If your web history is ON, the list of sites that you have visited that have been recorded by Google will be displayed.

Click on the "Remove All Web History" button.

They will ask you (because you really don't mean it, right?) if you are ". . . sure you want to clear your entire web history? Your web history will also be paused." Oh, yes, YOU'RE SURE.

You should then see "Your search history is currently empty" and that your "Web History is paused" STAY AWAY FROM THE RESUME BUTTON. LEAVE IT PAUSED.

You are now done.

Ok, now all of your friends won't find out that you were searching for Painted Ladies, when you were actually looking up Victorian Homes. WHEW . . . and you're welcome :)
