There were 214 single family homes sold in Reno, Nevada during February 2010. Approximately 68 of the 214 homes sold were bank owned / foreclosure properties.

The average selling price of a Reno Nevada bank owned property in February 2010 was $212,380. Foreclosed properties spend an average of 72 days listed for sale in theNorthern Nevada Regional Multiple Listing Service (NNRMLS).

Highest and Best are Not Synonymous

Because here in Northern Nevada we are seeing listing agents ask buyers to submit their best and highest offers on properties that are receiving multiple offers, it is important to realize that this does not always mean we need to raise our offer! Please read the following post to get a clearer understanding of this process.

We see it all the time in the MLS. Multiple offers received please submit your highest AND best offer by Tuesday at 5PM.

Yet highest and best do not always go together. A few months ago one of my listings garnered multiple offers. Some of them were well above the list price and though it was tempting to think big bucks, the sellers picked the BEST offer. After the property settled and the sales price posted in the MLS I got an email from an agent who had submitted a higher offer wanting to know why their offer wasn’t selected. It was obviously higher than the closing price.

Patiently I tried to explain that we looked at all of the offers and selected the one that had the best terms and conditions for the sellers. “But ours was a higher price.” Again it has nothing to do with higher price it has everything to do with the overall terms. Incensed they suggested they would talk to their broker about the situation, as their buyer obviously should have gotten the home.

Buyers and their agents need to realize what they may perceive as their highest and best offer may not always be the one selected. Is an offer well above list price and with multiple contingencies better than a offer with no appraisal contingency? Is a cash offer lower than list price with a quick closing better than one above list price with a FHA loan? You can combine multiple scenarios and find that highest and best don’t always go together.

When I sit down with my sellers to review offers I remind them it isn’t always about just the sales price but the total contract. If a deal looks shaky on paper then chances are no matter how many stars you get in your eyes from the price the deal won’t be worth the stress it causes.

In the current Northern Virginia market where multiple offers are a common make sure you are making your best offer. Remember that HIGHEST isn’t always the BEST offer.

It's a Snow Day in Northern Nevada

I never imagined that when I called my sister who lives in Columbus, Ohio on Wednesday to give her a hard time about the snow weather that were having, that I would be land locked just four days later!

I was actually driving around town checking on my properties with the windows down! But I am not complaining! I love the snow and so does my boxer, Wonda, who could play for hours in it.

It's a snow day in Northern Nevada! My kids are just hoping the snow will continue to fall thru out the day so tomorrow will be an official "Snow Day" which would mean no school for washoe county!

I just looked out my front window and saw my neighbor snow blowing my driveway for me! Thank goodness for awesome neighbors! Thank you Gene!

If you file Bankruptcy, go through a Foreclosure or Short Sale - Does it make a difference when applying for a conventional mortgage. According to Heath Albritton, Sales Manager / Sr Loan Consultant for Starkey Mortgage you bet.

Bankruptcy/Foreclosure/Short Sale/Deed-In-Lieu Seasoning Requirements when applying for a Conventional Mortgage

Bankruptcy

All bankruptcy except Chapter 13 - 4 year time period from discharge or dismissal. Exception for extenuating circumstances is 2 years from discharge or dismissal.

Chapter 13 Bankruptcy - 2 years from discharge date or 4 years from dismissal date. Exception for extenuating circumstances is 2 years from dismissal.

If borrower has had multiple bankruptcy filings in the last 7 years, there is a 5 year time period from the most recent dismissal or discharge date. If the most recent bankruptcy was due to extenuating circumstances, there is a 3 year time period from the most recent dismissal or discharge date.

Foreclosure

5 year time period from completion date. Additional requirements after 5 years and up to 7 years include:

Short Sale

2 year time period from completion date.   There are no additional requirements or exceptions to the 2 year period due to extenuating circumstances

Deed-In-Lieu

4 year time period from date executed. Additional requirements after 4 years and up to 7 years include:

Purchase of a primary, 2nd home or NOO residence permitted with the greater of 10% minimum down payment or the minimum down payment required for the transaction

Refinances permitted subject to eligibility guidelines

Mendive Middle School 7th Grade Boys Basketball Team Wins Big In Sparks Nevada

The 7th grade Mendive Middle School boys basketball team went 10 - 0 this season.

I try not to brag to much in my blog about my children but I am so proud of my son, Alec, and his 7th grade basketball team for having such a great, fun and successful basketball season.

These boys worked extremely hard and finished their season winning all 10 games. They played hard but more importantly, they always showed great sportsmanship and were always respectful of each other and the players on the other teams.

My son Alec, is the cutie young man pictured in the bottom left of this photo (for those of you interested). Great job Alec!

Congratulations to all the Mendive Magic basketball players and a big "Thank you" to the three coaches, Ray Charles (Not pictured), Hillary Talotti and Mr. Nemms, who did a wonderful job teaching these young men how to play, act and show respect during this season at Mendive Middle School!!

I wanted to pass along the following information about a workshop that is coming to our Reno / Sparks Nevada area this week that will address ways to help homeowners who are facing financial hardship.

Jeni Temen is a certified housing counselor for the HUD approved NID agency. Jeni will be presenting this workshop. This counseling agency is set up by the government to help curb foreclosures here in Nevada.

The counseling services are free. However, now enough homeowners reach out for help and this gives the government the impression that these housing services are not needed and are at risk of loosing future funding.

Short Sale And Home Loan Modification Assistance: Help is on the way, starting on April 5th

November 30, 2009, the Treasury Department released the guidelines and forms for its Home Affordable Foreclosure Alternatives Program also known as HAFA. HAFA's intention, based on qualifying factors, is to make it easier for homeowners, who do not qualify for a Home Loan Modification, to have the alternative of selling their home as a "Short Sale". This will dramatically speed up the often long and drawn out process of having the lender approve the owner for a short sale. By streamlining the process, HAFA will help to stabilize inventory levels and also home prices. How so? There is an easy answer. The cost/loss of quickly approving a short sale out weighs the cost and markdown of price of placing a home into a foreclosure. Consumers, the banks and the real estate market will win. HAFA works by providing monetary incentives connected with a short sale or a deed-in-lieu of foreclosure (DIL) in order to avoid foreclosure on a loan eligible for modification under the HAMP program. Servicers participating in HAMP are also required to comply with HAFA. In other words, if a client fails to qualify for a home loan modification the bank/ lender will counter the loan modification applicant with an approved Short Sale Agreement with a predetermined price based on the market value. This allows the client to go to market immediately allowing for a motivated buyer to purchase the property quickly without further eroding home values.

A list of servicers participating in HAMP is available at MakingHomeAffordable.gov. HAFA applies to loans not owned or guaranteed by Fannie Mae or Freddie Mac, which will issue their own versions of HAFA in coming weeks.
